At Brandywine, we ensure that you have a safe, clean, and healthy living environment. We carry out any necessary repairs that fall outside of your responsibility. To achieve this result, you must hold up your end of the bargain by letting us know when something needs to be repaired and taking care of the smaller, routine matters, such as air filter changes, landscaping mowing, and changing light bulbs and batteries, among other things.
You are responsible for lawn maintenance, ensuring mowing, weeding, and edging, certain tree trimming , and making sure there is adequate water for all, as they are the sole users of the lawn.
You are required to keep the exterior of their homes clean and damage-free. This includes cleaning up fallen leaves, trash cans, and small items, refraining from parking in the yard, and damaging the septic, sewer, or sprinkler systems. It may include pressure washing if there are resident caused issues with the driveway or siding of the house.
Gutter cleaning and roof maintenance are your responsibility. We can provide these services for a fee or recommend a trusted vendor at your request.
You are tasked with keeping the property's interior and fixtures clean and well-maintained. This includes bathrooms, water filters, interior doors, appliances, light fixtures, professional carpet cleaning, most insect and pest control, and repair or replacement of any breakage caused by the resident.
You are expected to handle minor plumbing problems. This includes small leaks, running toilets, and clogs in the sink drain and toilet.
You must ensure that appliances are properly maintained and take care of minor electrical issues. This includes changing light bulbs and filters and cleaning range hoods and dishwashers. If the job requires an electrician, we will handle it; put in a work order.
You are required to replace filters quarterly. Please write the replacement date on the filter to remind you of the last change. Our Empower Program features door-to- door delivery of the right size filter quarterly, another reminder for you.
You are tasked with minor repairs to the interior and exterior of the property, such as locks, empty batteries, leaks, and other non-serious repairs and those that do not require a licensed professional.
You must keep drains free of hair and soap and anything else that does not belong in the drain.
As stated on the lease, you are responsible for calling a locksmith, as we do not keep replacement keys.
Your pet waste must be disposed of regularly and must not be left in public places accessible by others at any time.
Brandywine is responsible for any potentially hazardous trees. Brandywine will promptly dispatch a tree contractor who will evaluate and determine the optimal process to resolve the problem, taking into account local laws and regulations.
Brandywine is dedicated to keeping your environment safe from falling siding, falling or leaking gutters, falling or hanging shutters, fence repairs, garage door repairs, and deck repairs. Please report any safety concerns regarding decks, steps, and other such things.
Brandywine will send a plumber to your property in case of certain leaks. Please note that you are held responsible if the leak source is paper towels, grease, tampons, or any other similar source.
In the event of a roof leak, please report the problems by opening the Service Order and provide photos and accurate descriptions.
Brandywine is responsible for repairing appliances in the event of a shutdown. If repairs are not possible, appliances may be replaced.
Brandywine is responsible for electrical repairs that require a licensed professional, which include loss of power, the shutdown of electrical appliances, or damage to your property due to a storm or faulty wiring or equipment.
Brandywine is responsible for repairing your HVAC unit if it stops heating or cooling. Please note that not all HVAC problems are considered emergencies. You should make sure they know how to work the system as sometimes the issue is as simple as setting the thermostat correctly.
Brandywine is responsible for significant leaks, such as leaks in the yard or under the house or serious leaks from drains. You are asked to provide photos and detailed descriptions and to turn off the water before opening the work order in the portal.
